How long did they rent from you without any issues?

about 6 months, but i wouldnt say it was ever without issues, they only paid the first two months on time.

I don't know about US laws , but here, you have to be pretty cold blooded to be a successful landlord as the tenants have more rights then you do. Here it is common practice to issue a notice to vacate as soon as you get even a whiff of trouble, like late utilities, uncared for yard etc etc, as I think you have to give them 2 months, and in that time things can go down hill pretty quick, so you chase them before the rob you blind.

Your market however should be similar to ours, when times get tough and the economy slides, the rental market typically does well, since a lot of people in those economic times cannot find a down payment. Especially now, I would assume that the US banks are tighter than a nuns thighs after the subprime meltdown when it comes to mortgages. Our housing market is still pretty good, I just sold my other house in a week for close to asking, but how long it lasts, I don't know. I bailed my second property without renting it, as soon as you rent it here, you have to pay capital gains tax, which eats up any profit made pretty quick.

In florida you don't have **** for rights as a renter, landlord pretty much has all the rights outside of the lease itself, which those rights are lost when they don't pay the rent.

Thats they way it should be when you are putting up the money to own the property. Here its kinda pivoted around socialized lunacy, since in Canada, profit is such an evil thing. Its all about affordability and catering to people who really chose their own path, but those that have, are somehow resposible for those that don't have..

Are the utilities in their name or yours, I suppose you could cut that off and see what happens, you need to do it without being overly confrontational, there are lots of whack jobs out there..

99% of the time, utilities are the tenant's responsibility, and cutting them off is a PITA. My dad is a landlord and he had these people staying in his 4-bedroom that didn't pay for 6 months, but since it was his first time having to evict someone he did it wrong and that's why it took 6 months. They also completely destroyed the place- I remember I moved in while he was cleaning the place up (I needed a place to stay, and he let me have it cheap). There was KETCHUP on the CEILING! WTF?

utils are all in their name, here it takes about 2.5 weeks to have the sherif throw someone out, luckily these idiots are moving out when I gave them the 3 day notice of eviction.

Ontario isn't too much unlike BC's scene, less the uncared-for-yard part.







People don't mow their lawn on purpose, because "they rent". It's assinine

Well, in all fairness, groundskeeping, at least at a multi-family, is the landlord's responsibility. A lot of landlords will give you a deal on the rent if you mow / shovel / rake.
