Buy a house as soon as you can afford it and qualify for the loan. There's nothing you can do with your money that can beat buying a nice house on a big lot. Stay away from townhomes and condos.



And don't buy too much house! ****, you're a single guy. What do you need with all that space? Keep some play money.

sidewinder is a crabber/fisher, makes mad loot in a couple months, then the rest of the year is vacation time.



gets paid well because job is dangerous.

As long as his salery isnt all cash then he wont have a problem.



What was the loan percentage in the mortgage calculator?



If he isnt empoyed year round that might be a problem.

Banks are funny this way, its not what you make, its what you can

show and how steady the income is.

My money comes in check form. And with banks, how they do it, is they take how much you made the past year to figure out how much to loan you. etc... I think the percentage rate was like 9 something if i believe right. As for working during my time off, im already talking with a few good investors with long and short term investments. Along with me trying to start a small business for something to do when im not working.
