Ill take FSBO ANYDAY
who cares about the marketing?
I open the newspaper, see the ad, go see the house and make my deal.
or I drive through the neighboorhood I want and look for signs, I used to drive every weekend through neighboorhoods looking for "FOR SALE" signs.
If I sell my house im printing up flyers and putting them in my neighboors mailbox, this way if someone they know wants the house they can come see me, then I put a ad in the paper.
Houses sell fast in my area, **** the realtors.

Half of the BS you'll hear Realtors doing are simply because they're people that like to take advantage of other people and their money, which you'll find ANYWHERE.

since phoenix apparently doesnt know anything about the major supporting product of the bottom feeding industry he works in. MLS was owned and operated by PRC INC. of Mclean VA. (at least during the time i worked for them (92-96). They were bought out by Black and Decker (or was it the other way around?)
anywho, I started with a small engineering firm called ATI, who was bought out by EMHAERDT Corp. who was in turn bought by PRC. The only thing that resulted from that was a huge problem of a 26 man office owned and managed by a coorparate giant who didnt know who we were, what we did, nor did they ******* care.

When trying to get an apt in NYC my friends and I were completely screwed over by realitors a number of times, the worst of which was when the realitor told us to come in and sign the contract on a certain date etc, and then 5 min after i got on a train to the city, calls back and says "umm, nevermind, we lost the apartment." This was after we had paid the deposit on the place (through him, he insisted), and then he gave us hell for wanting it back. ******* slimeball. The next time we went on craigslist.com and found one FSBO, or rather for rent by owner, and got that one. The whole procedure by owner was even less complicated to us than thru the realitor, we got a better deal, and we got to know and meet/talk with the owner of the place we're staying in, whereas the realitor would not let us meet with the owner for fear that we'd go around him to make the deal. The same sort of thing has happened to a few other people I know looking for a place in NYC

You need to watch your mouth.
It's easy to become a realtor, and you automatically become a part of MLS, and NAR. If you want to have a REAL ESTATE LICENSE, that's what you become a part of.
I did my 40 hour class and went to albany and passed with flying colors.
Now, walking into such an occupation, you quickly get involved with your LOCAL (State and County) rules which can be very diffferent compared to other states and counties.
I don't know who here walks into such a multi-branded occupation knowing every last detail of every last individual of every last thing they are associated with,.
You couldn't even name it yourself, lucky for you to have google and the internet to help out.
Phins said it best, you find it in any field, and as I admitted, it runs rampant in this field because it doesn't take any sort of degree to become one, just be 18+ and do the classwork for the lisence.
Sorry to hear some of you got screwed over, knowledge is power in any case...same with RE.
And in the end, I am agreeing with almost every sour point said about Realtors, NAR, and the "system" itself. Given your awesome arguementive "track record" in the past, I assume you don't/can't read much of what I say and have the attention span of a 5 year old with ADD.

Yea, rentals are easy to get in/out of...and I even suggest those coming to me for rentals to check the local paper. One guy couldn't afford much of anything in this area and when I found him something, I told him to ignore the Real Estate side (I.e. My fee) and just approach the seller mano-e-mano.
