Realistic moving costs?

zillow lists it at like 555k, its been appraised recently by a few different realtors at around 1.1-1.4mil. thats with our rear driveway still not finished and some other things.
i tried to update zillow.com but it didnt take any of the info i gave it into account.

I have found that realtors are pretty optimistic in their pricing these days. Zillow is probably a bit out-of-date, but also more conservative. What's the tax assessment number?
Regardless, that's a huge spread. My house was valued below assessment on zillow, but not by more than about 20%. Our assessments are supposed to reflect market value, and in my opinion, may have even exceeded that.

In Florida that doesn't work, if you have a homestead exemption they can only increase your home value 3% year, there are people here with half million dollar homes and a city appraisal of $30,000

As with ANYTHING, baseball cards, cars, planes, boats, goats, hookers and dope it's worth whatever you can sell it for. If you can't sell it for 500k i dont' care if a realtor, county tax appraisor or Jesus Christ himself tells you it's worth 500k it isn't.
IF you aren't going to sell it then I wouldn't spend a whole lot of time worrying about it. The only other reason it would matter is for tax purposes and good luck getting them to lower your value.

I went to school with a guy who worked for the county property appraiser.
He said I could drastically reduce my property taxes by removing all central heat and a/c. So there is a way, but it would be like living in hell.
I'd imagine it'd be easier to just move to hell.
