Luckily (or unluckily) for me I have gone through the flat roof replacing before.
I had purchased a property with my bro in law which severely needed a new roof, you could see the sky from the one bathroom....and no, no skylight.
Total cost for grade, re-taring and flashing was $14,000 (CAD). Place was only 1600 sq feet.
