OK so here is the deal. We bought my dad a house. Where he is at is turning into the hood all the houses are in foreclosure and it's about 40 minutes drive to his doctors. Since his surgery he hasn't been driving. We are selling it, taking the $90,000 hit and call it a ******* loss. The way his neighborhood is going it's not going to go up in value any time soon. Two of the people across the street are ******* squatters.



We bought a house at a HUD auction. 1900 square feet, it's on 6 lots .96 acres!!! it's in an area where there just isn't that much land, so when I tell locals about it... they know the place LOL. It has 2 car garage, 4 bedrooms, etc, etc.. it's got a really nice driveway in the back goes right up to a covered shop that backs the garage. I'm also considering building a second shop on the 45 foot wide pad on the lot, but that's down the road. It's very close to his doctors and food, grocery etc... It also has 2 papaya trees, 4 mango trees, 3 avocado trees, key lime tree, 2 orange tress and lots of giant palms i plan to sell if possible. hardwoods in most of the house, huge bedrooms and a **** ton of HIDEOUS wallpaper.



It's been through the inspection, needs a little work, but at the price i bought it at I don't really care. It's got a sag in the roof over the garage and that's from too thin of plywood. that i can fix, however I have no experience what so ever with flat roofs. Over the screened porch the roof is toast. It's a flat roof and it's been leaking for a while, I plan to yank the sheetrock off the bottom and not replace it, just going to leave exposed wood, but I don't know how the hell you finish these roofs. It looks to me like some sort of crap was painted on it previously, obviously that didn't work. So I will replace the rotted sheeting, but what do I do to seal it? Shingles can't be done, there isn't enough slope. Obviously I don't have a hot mop tar setup. Should I just sheath it, tarpaper it and call someone to tar it? Is this something that can't easily be done?



I'm having the a/c and ductwork redone as well as replacing the windows with double pane windows. Its got hardwood flood every where except two bedrooms.



I know it's a long shot, but I was hoping to get some help from folks i trust rather then some forum full of amateur roofers that may lead me astray.

The way I usually see it done here is the roof is covered with a special fabric, and then "painted" over with sealoflex. Its like a fiberglass layup, except the sealoflex is rubbery. There should be more info on that site, my experience with it is just being a superintendent over subs putting it in a few times.

The flat roof on the smallish commercial building where I used to work (back when I actually worked) was re-done with an EPDM rubber roof. This is just a website I found via google--I don't know squat about them, but it's the right product: http://www.flatroofsolutions.com/

Have you seen those annoying commercials for Flex Seal? You can spray it on a screen door, and make that the bottom of a boat! That should do just fine.

Haha. Yes, that reminds me. I want to build a yacht made of galvanized screening and that stuff!

Yea the EPDM membrane was about the only thing i found online when looking, that looks like it's something I'd have go have done. From reading, if you screw up a little bit it's totally hosed and leaks.

Oh it has two outdoor sinks and a fish cleaning station, but some ******* cut the copper piping running to the sinks so I have to replumb all of that.

Thats ******* brutal...

We only use EPDM up here on commercial roofs, its not real popular for residential because of cost and snow loading on flat roofs. It is usually very durable, but if you get a leak, it can be a bitch to find.

Yea I'm definitely not worried about snow load lol



Have you ever done one in the epdm? How hard is it?



Yea we've thought it over pretty hard and I'm fine with eating the loss. I look at it this way. We eat the loss of $90k and buy a house that has $140k loss already built in I guess you kind of come out ahead lol



The main thing is its gotta be done, I can't have the old man living in the hood lol
