Steve, just kick Matt out, jesus. I'd have done it for you in August, you should have told me. Who are you wanting to move in? Sounds a bit like Jeremy? My advice:
Make up some bullshit so you dont hurt his feelings, cause IMO hes a good guy, just not a good roomate for you. Say your sister has an abusive ex-b/f etc who is stalking her and needs a place to be safe. Tell him your sorry blah blah blah but family comes first.
