I have this PITA old guy that is a client that wanted me to divide up his land. I decided to take on this job back in December when I was slow and delivered as promised. Then the County changed its mind and wanted the land divided up via writing legal descriptions. The problem now is that I am really busy and didnt have the time to do it. I finally wrote them.



So this is my job when I actually do something as Phins says. I do the technical writing and handle the bigger jobs. Here is the Legal descritpion I wrote this morning to dive up this old mans land. Long story short he needed to reconfigure his land to meet the new codes before he could sell it. Or sell it as one big piece, whic he preferred to divide it in half and sell 2 smaller ones.



He will probably sell each of the two one half acre lots for about 200K each. They have a beautiful view of the intercoastal waterway.



This is almost as exciting as accounting........




LEGAL DESCRIPTION PARCEL A



A parcel of land being part of Lots 11, 12 and 13 of the Plat of Top of Walton as recorded in Plat Book 7 Page 1 of the Public Records of St. Lucie County, Florida.



Beginning at the southeast corner of Lot 11 of said Plat of Top of Walton thence run N22°58’00”W a distance of 245.60 feet to the Northeast corner of said Lot 11; thence run S67°00’00”W along the North line of Lot 11 and Lot 12, a distance of 371.00 feet to the Northwest corner of Lot 12; thence run S24°01’00”E along the West Line of Lot 12 and Lot 13 a distance of 75.00 feet; Thence run N67°00’00”E, parallel with the North line of Lot 12, a distance of 184.63 feet; thence run N 23°00’00”W a distance of 10.00 feet; thence run N67°00’00”E, parallel with the North line of Lot 12, a distance of 155.00 feet; thence run S22°58’00”E, along a line that is parallel to and 30 feet West of the East line of said Lot 11, a distance of 180.60 feet to a point on the North Right of Way Line of River View Drive (a 35 foot right of way); thence run N67°00’00”E along said right of way line, a distance of 30 feet to the point of beginning.



Above described land consists of 0.72 Acres more or less and is subject to an ingress egress easement to provide joint access for Parcel A, and B and Lots 4 and 5. Said Ingress Egress Easement lies over that portion of the land that is a part of Lot 11 of the Plat of Top of Walton as recorded in Plat Book 7 Page 1 of the Public Records of St. Lucie County, Florida.

Beginning at the Southwest corner of Lot 11 of said Plat of Top of Walton thence run N67°00’00”E along the North right of way line of River View Drive, (a 35 foot right of way) a distance of 30 feet; thence run N22°58’00”W, along a line that is parallel to and 30 feet West of the East line of said Lot 11, a distance of 180.60 feet; thence run S67°00’00”W, parallel with the North line of Lot 12, a distance of 155.00 feet; thence run N 23°00’00”W a distance of 10.00 feet; thence run S67°00’00”W parallel with the North line of Lot 12, a distance of 184.63 feet to the West line of Lot 13; thence run S24°01’00”E along the West Line of said Lot 13 a distance of 65.62 feet to the Southwest corner of Lot 13; Thence run N67°00’00”E, along the South line of Lot 13, a distance of 308.43 feet to the West line of Lot 11; thence run; thence run S22°58’00”E, along the West line of Lot 11, a distance of 105.00 feet to a point on the North Right of Way Line of River View Drive and the point of beginning.

Said ingress / Egress easement will encompass all of Lot 11 of the Plat of Top of Walton as recorded in Plat Book 7 Page 1 of the Public Records of St. Lucie County, Florida.

I understood it. Terramodel had a feature that would write those for me, then I usually had to tweak them a little more.

There is a mistake in there. I fixed it after I posted this. I had not proof read it yet.
