Not risking it, she wants in by the end of the month or she'll buy another unit, dont really care, we'll just rent a house or something for 5 months.

well if it was sold in a week, thats a opretty good sign that you could ask for more, and if shes going to get a different place at the end of the month, good excuse for you to be able to raise the price and keep it on the market.
