w00t, good times, so the sink backed up, the vent pipe apparently is broken which dumped the water over my porch roof and subsequently down my kitchen wall.

I just found out today one of our higher up in the proud Port Saint Lucie(where we live) police department is Captain LaBelle who was a NY officer who was kicked off the force.. Even our police department has upstanding citizens who lost there jobs in other states... |

that house has had nothing but work on it, i still remember the countertop story

Back wall of addition was eaten by termites, rebuilt the entire backroom. Sewer backed up in master bath, gutted master bedroom and master bath and rebuilt. Ripped out kitchen cabinets, suspended ceiling and rebuilt, ac ****, hot water ****, replaced all appliances.... ALL. Repainted, re-screened and had hurricane shutters installed.
That said I woud never want the potential headaches of subbing the work out to have a house built. If anything I would have a shell thrown up and do the finish work myself, but i dont really enjoy the fun of homeownership like some do, i hate yard work and i hate spending my freetime ******* around with crap on the house, i'd much rather be sailing. |

Damn! Our house was built in '01. We bought it in '03 from the builder, who was living in it. About the only thing I've had to address was having the concrete slabs on the front and back porches pumped back to level as they had settled a couple inches because the foundation apparently lacked the ledge that the aforementioned slabs were to rest upon. I think it cost around $1500. Other than that, nothing. It's got like 30-year shingles and vinyl siding. The only exposed wood on the house is the columns that hold up the porch roofs, and yeah, I've had to put paint on them already. https://www.nopistons.com/forums/pub...1047683358.gif But even my first house which was 40+ years old never gave me the kinds of headaches you're having!
